Booking
Our booking process is straightforward: browse our curated collection, submit an inquiry for your preferred dates, and our concierge team will confirm availability within 24 hours. Once confirmed, we require a 50% deposit to secure your reservation, with the balance due 30 days before arrival.
We require a 50% deposit at the time of booking to secure your reservation. The remaining 50% is due 30 days prior to your arrival date. For bookings made within 30 days of arrival, the full amount is due at the time of booking.
Cancellations made 60+ days before arrival receive a full refund minus a 5% processing fee. Cancellations 30-59 days out forfeit 50% of the total. Cancellations within 30 days are non-refundable. We strongly recommend travel insurance to protect your investment.
All villa rentals include the accommodation, daily housekeeping, pool and garden maintenance, WiFi, air conditioning, and access to our 24/7 concierge service. Some villas include additional staff such as a private chef or butler—this is specified in each listing.
Date modifications are subject to availability and may incur a change fee. Contact our concierge team as soon as possible if you need to adjust your dates. We will do our best to accommodate your request.

We arrange all airport transfers including luxury SUVs, private car services, and helicopter transfers. Our VIP fast-track service expedites customs and immigration at Princess Juliana Airport (SXM). Transfers can also be arranged to St. Barths and Anguilla.
Absolutely. We coordinate helicopter transfers, private boat charters, and ferry bookings for travel between St. Maarten, St. Barths, and Anguilla. Helicopter transfers to St. Barths take just 10 minutes compared to a 45-minute ferry ride.
We can arrange virtually any activity: yacht day charters, deep-sea fishing, scuba diving, kite surfing, sunset cruises, island tours, golf tee times, spa treatments, private yoga sessions, and exclusive beach club reservations.

Inter-island travel is seamless with our coordination. Options include helicopter transfers (10 minutes to St. Barths), high-speed ferries (30-45 minutes), and private boat charters. We handle all logistics including customs procedures.
The peak season runs from mid-December through April, offering perfect weather with low humidity and minimal rain. The shoulder seasons (May-June, November-early December) offer excellent weather with fewer crowds and better rates. Hurricane season runs June through November, though most storms occur August-October.
Yes, a valid passport is required for all international travelers. U.S. citizens need a passport for St. Maarten (Dutch), St. Martin (French), St. Barths, and Anguilla. The passport should be valid for at least 6 months beyond your travel dates.
St. Maarten offers the most family-friendly experience with calm beaches, diverse activities, and easy accessibility. Anguilla is excellent for families seeking tranquility with its safe, shallow beaches. St. Barths caters more to adults but accommodates families in select villas.
Payment & Security
We accept major credit cards (Visa, Mastercard, American Express), bank wire transfers, and ACH payments. For rentals over $50,000, wire transfer is preferred. All transactions are processed securely with industry-standard encryption.
Most villas require a refundable security deposit ranging from $1,000 to $10,000 depending on the property. This is collected prior to arrival and returned within 14 days after departure, assuming no damages or excessive cleaning is required.
Prices are listed in U.S. dollars for St. Maarten and Anguilla, and in Euros for St. Barths properties. We display the appropriate currency for each listing. Final invoices can be issued in either currency upon request.
Our service is complimentary for guests. We are compensated by villa owners, so there are no additional booking fees charged to you. What you see in the listing is what you pay, plus any applicable government taxes.
Absolutely. We use bank-level SSL encryption and never store complete credit card numbers on our servers. Wire transfer instructions are sent via secure channels. We are PCI compliant and follow strict data protection protocols.

We maintain $5 million in comprehensive liability insurance for our guests' peace of mind. This coverage protects against property damage and personal injury claims during your stay, providing an additional layer of security beyond the villa owner's insurance.
Yes, we take all property photos ourselves and update them regularly. Our descriptions are meticulously accurate—we believe in under-promising and over-delivering. If a villa doesn't photograph well but offers exceptional value, we'll tell you honestly.
Our 24/7 concierge team is always available. For maintenance issues, we coordinate immediate repairs. If a villa becomes uninhabitable, we relocate you to a comparable or upgraded property at no additional cost. Guest satisfaction is our top priority.
We collect feedback from every guest and are happy to share references upon request. Many guests return year after year—repeat bookings represent over 40% of our business. We can also connect you with past guests who have stayed at your selected villa.
