These Terms of Service govern your use of Opulent Villas' website and rental services. By accessing our platform or booking a villa, you agree to these terms in full. If you disagree with any part of these terms, you may not use our services.
Service Description
Opulent Villas operates as a villa rental platform connecting clients with luxury properties across the Caribbean. We facilitate bookings, coordinate logistics, and provide concierge services. We act as an intermediary between guests and property owners/managers.
Booking and Reservations
Inquiry Process
Submitting an inquiry through our website does not constitute a confirmed reservation. Bookings are confirmed only upon receipt of required deposit and written confirmation from Opulent Villas.
Availability
All availability information is provided in good faith but is subject to confirmation. We reserve the right to decline bookings based on availability or other factors at our sole discretion.
Pricing
Prices are quoted in USD and are subject to change without notice until booking is confirmed. Rates include property rental only unless explicitly stated. Additional costs (taxes, service fees, transfers, staff gratuities) are the guest's responsibility.
Payment Terms
- •Deposit: 50% deposit required at booking confirmation
- •Final Payment: Balance due 60 days prior to arrival (90 days for peak season/holidays)
- •Late Bookings: Reservations made within 60 days of arrival require full payment immediately
- •Payment Methods: Wire transfer, credit card (3% processing fee applies), or check
- •Security Deposit: Refundable security deposit may be required, as specified in booking confirmation
Cancellation and Refunds
Standard Cancellation Terms:
- •90+ days before arrival: Full refund minus $500 administrative fee
- •60-89 days before arrival: 50% refund
- •30-59 days before arrival: 25% refund
- •Less than 30 days: No refund
Holiday Season: Bookings for Christmas, New Year's, and major holidays have stricter cancellation policies (typically non-refundable deposit, 120-day final payment). Specific terms will be outlined in your booking confirmation.
Travel Insurance: We strongly recommend purchasing comprehensive travel insurance to protect against unforeseen cancellations.
Guest Responsibilities
- •Occupancy Limits: Adhere to maximum guest capacity specified for each villa. Violations may result in immediate eviction without refund.
- •Property Care: Treat the property with respect. Guests are liable for damages beyond normal wear and tear.
- •Local Laws: Comply with all local regulations, noise ordinances, and community rules.
- •Travel Documents: Ensure valid passports and necessary visas for Caribbean travel.
- •Insurance: Maintain adequate travel and health insurance coverage.
- •Prohibited Activities: No events, parties, or commercial activities without prior written approval.
Limitation of Liability
Opulent Villas acts as an intermediary and is not responsible for:
- •Property conditions, amenities, or services not meeting guest expectations
- •Personal injury, illness, or death during your stay
- •Loss, theft, or damage to personal belongings
- •Interruption of utilities, services, or amenities beyond our control
- •Weather events, natural disasters, or force majeure circumstances
- •Third-party services (airlines, transfers, excursions)
Our maximum liability is limited to the total amount paid for your villa rental.
Force Majeure
In the event of hurricanes, natural disasters, government restrictions, health emergencies, or other circumstances beyond our control that prevent villa occupancy, we will work with guests to reschedule or provide alternatives. Refunds in force majeure situations are at the discretion of property owners and subject to their individual policies.
Property Information
We strive for accuracy in property descriptions, photos, and amenities. However, properties are independently owned and may undergo renovations or updates. Minor variations between listings and actual conditions may occur. We are not liable for discrepancies that do not materially affect the rental value.
Intellectual Property
All content on this website (text, images, logos, design) is protected by copyright and trademark laws. You may not reproduce, distribute, or use any content without written permission from Opulent Villas or respective property owners.
Privacy and Data Protection
Your use of our services is also governed by our Privacy Policy, which details how we collect, use, and protect your personal information.
Dispute Resolution
We are committed to resolving issues professionally and promptly. If disputes arise:

- We will investigate and work toward a fair resolution
- If informal resolution fails, disputes will be resolved through binding arbitration
These terms are governed by the laws of the jurisdiction where the rented property is located.
Modifications to Terms
We reserve the right to modify these terms at any time. Changes will be posted on this page with an updated revision date. Bookings are governed by the terms in effect at the time of booking confirmation.
Severability
If any provision of these terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining terms will remain in full effect.
Entire Agreement
These Terms of Service, together with your booking confirmation and our Privacy Policy, constitute the entire agreement between you and Opulent Villas regarding use of our services.
